Yes I agree, the owner's are very strict on who they let rent from them, I do know they allow no smoking and no pets, ect, but as I was explaining to my attorney, if there's a problem later with the tenant, how can I enforce the lease if I don't have a written copy?

I painted, installed laminate, tiles, fixtures, plumbing etc...I have no pets and don't smoke.

And maintenance/repair amount estimation seems like a shot in the dark if you don't have experience with knowing how much you average on your current rental properties. 

I recently bought a duplex where the lower has some soot and smoke damage from the old fire.  

I ended up using a dark filler in a few places that had shifted during the install.

You may also need (your attorney on your behalf or bank may require) a smoke/fire certificate from the city.
