Last year I partnered with a banking buddy of mine to purchase a home in CT, cash for $175k (I finance it, he does all the work - we split profits), but after a more critical inspection, he found water damage that ultimately led to the deal falling through.

That can cause problems as the companies won't want to pay more rent for space that just occupies air and landlords won't want to provide negative space that they can't collect rent on but still cost money to maintain.I have never liked the office space sector for commercial investing and really do not like it now.

@Dan Heuschele, that makes sense - I’ll get hunting to see what I can find.In the case where you have 3 homes managing the road for the group of 5, if the road needs to be fixed but the 3 managing homes don’t want to do anything about it, are you stuck with a damaged road?
