I was given a card with for a city representative, told to call them to recover damages and ordered out of the area.  

When there are holdover tenants the discount can't be 10% of a normal foreclosure price but more like 50% off when you factor in lost rent, damage to the unit, and evicting holdover tenants.

.$24,000 in damages & the tenants were accommodated in a motel for a couple of weeks.We recently had the parents of a college educated daughter apply to have her move into one of our recently rehabbed vacancies.

The insulation on the wire may be worn away or damaged which would require replacement.

There was tremendous smoke damage from years of smoking in the unit.

(quite noticeable dent at eye level) If not, how does one charge for damage that can't be fixed? 

Mobile Homes can have water damage due to poor maintenance on the roofs.  

In the lease, it says that the tenant is responsible for paying for damages caused by the tenant.

Please correct me if any of them are wrong:The tenants lease will continue until either a) we agree on a termination or b) she is evicted.Deportation is not de-facto grounds for eviction/lease termination (even though my lease is non-transferable).If she fails to remove her belongings or have them removed, I will have to proceed with eviction.Questions I have:Am I justified in keeping the security/damage deposit?

I would prefer to not allow pets due to smells/floor damage/etc. but they've been great tenants.What recommendations does the BP community have when I transfer these tenants to my lease?
