I just sold one flip here in Socal, and what would have traditionally sold to a young middle income family can now only be afforded by relatively wealthy retirees.Personally, for my market in South Orange County, CA, it is a strange mix of low but increasing inventory, but also slowing price gains as the housing prices are bumping up against the ceiling of the buyer's level of affordability.So from my perspective, it feels like my market is slower compared to 2012 and 2013 as prices of homes coming onto the market are priced high enough for buyers to walk away, so I feel we are on the cusp of something happening.

@William Morgan or you can do what I do and for agents willing to do the work you describe not only do they get full commission but part of the profit.I closed one last week the agent got full commish on a 280k deal and a 38k bonus from me.. he found it he rehabbed it and resold it.. this is how you make money in this industry.. and how you get the deals you share the wealth.. I

I strongly believe you could make a good deal in joining a foreign market since the criteria you use for evaluating a deal are likely to be different than the local people due to the cultural differences.
