@Ryan Moret The first thing that jumped out at me was that foundation work was done in 2008 and 2012.Presumably, the 2008 work corrected whatever issues were present at that time.

If you have handled everything correctly, being strong when needed to be, and doing evictions when needed, the Tenant will feel secure because the Tenant will know what is expected of them and will feel comfortable and will want to stay.
