I purchased a home last year and the insurance company (Allstate) contacted me a few months after closing stating they did a random drive by and my roof didn't meet their standards and I'd be dropped from the policy if a few minor issues weren't corrected

Just make sure he run your numbers correctly before purchasing so that you know whatever it is you will purchase can cash flow after all expenses

If you vet your buyers correctly, you would then market for homes that fit the buyers criteria so that you know they are ready to pull the trigger on those exact home(s) and price they were looking for.

While attorney fees seems high, you have to look at it is the cost of receiving something that could be worth a whole lot of money for nothing, and the attorney will make sure it's all done correctly.

Am I correct in assuming that if I get a pre-approval letter from a lender, it's only good for about three months, after which point I will have to get a new one with additional credit hard pulls?
