I have a portfolio of 6 self storage facilities that are currently financed with a local bank.

One was on assisted living homes and it was fascinating how the investor dove into his first one by turning a large home into a 10-bed assisted living facility.

I'm in Illinois,  but not Cook County.  

I would have to agree on the rent comps too...A multi-unit residential property isn’t going to have the same amenities as larger apartment buildings with facilities.  

I would echo @Steve Cook on thisI think one of the things that prevents people from being successful with money is they think that have to get maximum returns every time.   

Once that crap is cooked in a building it gets airborne and the process is long and expensive to fix it .

One or all of the three tenants were cooking dinner (none of them wanted to admit who it was), they were frying something in a pan, it flamed up, they then dumped it in the sink and turned on the faucet.

However, they are saying it's now a thing in Cook County to have certs, and eventually it'll be adopted elsewhere.

Extra costs for grabbing a fast dinner of morning coffee instead of cooking because of the long commute.When you add in the extra costs, often your house hold budget will remain the same whether you buy the expensive/close house or the far out cheap house, just instead of higher housing costs you have higher auto/child care/food costs.Plus when you add in the part of your life you loose sitting on the freeway, instead of at your kid's T-Ball game, and your composure when coming home after battling traffic, stressed, etc. you are really giving up a lot of your life.I have had life with a 3 hour commute each way, and the ten minute commute.
