As a current basement dweller and someone who slept in a converted living room for years in the NOVA area, I have somewhat of an idea about room rents in the area, but I've realized that there's a lot of discrepancy in advertised rents on Craigslist without a way for me to have a reliable indicator of how much rent my property/room configuration could get to calculate if house-hacking would be beneficial.

I think the home will need about $6k-8k as I would want to add a wall to convert it to a 4 bedroom (which I did to my home) and paint and/or upgrade the flooring.

We converted the 1/2 bath to a full bath.We currently live in the main house (4 bed - 2 bath) and rent out the addition for $1,450 a month.When we purchased we put 5% down and our mortgage was at $3,400 +/-Just refinanced at a lower interest rate in April 2020 and removed PMI because we added about $120,000 in value.Our current mortgage is $2,800 +/- What made you interested in investing in this type of deal?

I'm currently looking at new constructions in NJ that comes equip with the 5 year Tax Abatement and a lot of them are setup with a family room & bathroom on the ground floor which and easily be converted into a studio apt for extra revenue.
