I know plenty of people who still to this day feed their marketing budget by going to yard and garage sales and buying stuff for pennies and reselling for dollars.

Once replaced the PSI went up significantly & we had gone crazy trying to find the reason for low pressure.It was an iron coupling on a 3/4 copper pipe feed ???? 

The real work involved is making a decision to stick to your plan and consistently follow it through until you succeed. 

The question becomes can you find OVER and OVER again flips or long term rentals in your area on a consistent basis to build a business??

Downtown is one bookend, the westside is another, we've seen a consistent fill in over the past 15-20 years in between.

It was definitely a difinitive moment, and I kept thinking (ahh, NOW i REALLY get why people spend so much energy and money to get to speak to these sellers directly...)Important things i can say is 1)marketing does work if it is consistent and 2)to use BP for the potential relationships, tools and knowledge it has to offer to close your deal!

Had I not taken note of the posting by the mailbox, looked for comps or recalled the conversation I had a few months back, I would have not been prepared for the line of crap this guy tried to feed me.
