@Sianni Pineiro In my opinion the biggest consideration when looking for a mentor is finding someone who meshes well with your personality, considering you'll be spending a lot of time with this individual.

Some places will make you connect to the city sewer and dig up your own septic system, at your own considerable expense. 

That being said, I havent though much about it in this context, but if I remember correctly the ratio you are looking at takes into consideration downside risk.  

Most will do appraisal and they probably will take into consideration you paid only 100 k.

If assignee does not purchase/close by this date due to any type of Assignee default, Assignee shall be responsible to pay in full said Assignment  consideration to Assignator.
