Im not looking to burst your bubble, but your friend really just needs to hire a broker or agent, preferably a commercial agent or one who has connections with investors.

Then, put a plan together of how you can learn, connect with others in this niche and ultimately find the best folks in that niche.  

It seems like that could be good, in that you get an answer without having to do the paperwork first, and maybe also get a more personal connection with the seller.
