It is in a small 12 unit condo complex.

One condo complex I invested in approved the unit as a rental. but over the years, develop rules that they get to approve tenants and leases.

Was looking at buying a four triplex complex (12 units total).  

I really would love to hear from some other apartment owners and/or managers paying the bills on this apartment complexes.

Ideally, I will find mobile home parks and apartment complexes to invest in.

Just curious on where to stop growing or keep going on this complex.

Converted the apartment to a full time rental property, up till now, where I just got this feeling that it's likely better to sell and re-invest elsewhere than to keep it as maintenance costs are starting to rise, and the complex's neighbors are starting to degrade.As a result, I think I'm about to get thrown into the deep end of having to do a 1031 transfer as a first play into doing RE investment, so there's some sense of urgency as well, which is not comfortable.I'm by no means a pro, and by day I'm a full time manager at a startup, running technical sales.

Ordinary people are going to feel overwhelmed if they start listening to a podcast or join the forums and immediately get hammered with GAAP terminology and complex analytical algorithms.

Instead, buy a large complex with fewer roofs, fewer walls, consolidated bills, and centralized management. 

It can get complex, but the tax savings can be phenomenal.
