I like @John Underwood idea - turn off the utilities and call the Sheriff.And once the house has been cleaned up, get a PM company to run this for you, I don't think you have the right mindset for this, and you can't have your son run this forever, right....?

In the stock market you're not exposed in this way as you'll be invested in all the publicly traded companies out there across different sectors, which often move in non-correlated ways.

I figured I would add another $5k in costs to transport the home to the end customer and assemble it onsite.
