I can't think of a scenario where anyone would feel comfortable putting down non refundable EMD of 25-50% without an option contract in place.To put it into perspective:The average sales price of a home in the US is roughly $375,000That means a potential homeowner would need to inspect the property (without any equitable interest), deposit $93,000 - $187,500 EMD (non refundable), and pray that there are no missed items on the inspection and/or no unforeseen life circumstances that would force them to default.

Do not under any circumstance waste your time going if you don't have a confirmation that they are coming.

@Bruce Woodruff It has been a year of planning due to circumstances outside our control. 

My property management company actually manages some of UVM's properties that they use as transitional housing for new employees moving here from out of state, so at least in that circumstance, I can tell you they've been doing that for decades and it's worked out quite well for them.

IM not saying to not put your rentals in an LLC because this is not biding advice, plus I am not familiar with your own personal economic facts and circumstances, all of which come into play.

It also helps to be surrounded with other badass women who are are like minded and making it happen. :)
