I would check with your mortgage broker but depending on your healthcare occupation you may be able to get a great mortgage with almost no money down.There are lots of doctor loan programs that have essentially zero money down options and account for high DTI and other items that would typically exclude you from being completely bankable.

This will let you know if there are any plumbing leaks or any clogs in the sewer lines.2nd look at the foundation very closely, look for any stress cracks and see if any moisture coming in.3rd check out the HVAC systems.
