I’ve done all the research on the front end of how real estate works (like running numbers, knowing loans, and the process of buying the home) but none when it comes to managing it with tenants.

It is a slow way to manage a project, but it works.You could sell off some of the lots, before or after horizontal construction is competed.   

Could be very profitable with the right due diligence and management.

Planning to self-manage remotely / family in town close by in case of immediate action.

I am still managing it but getting break-even, still good for me. 

Be in walking properties for them, helping them with self management, joining their brokerage and providing them value in the form of commissions.

If a management company has unlicensed Leasing Agents and/or Assistant Managers for at least 2 years without any training and then gets them a leasing license does that cover the time they operated without a license?

What you need to do is get a property and some experience managing it to see if this is the right business for you.I would not wait until graduation.

I asked my property manager when she could start marketing the property for a new tenant.

And he has a management team in place managing his other properties in the area.
