I recently put under contract a super OFF Market brick ranch style 3/1 sitting on a 1acre just minutes from Moody AFB. 

As the property gets nicer, more recently rehabbed, and higher rents,you get closer to the 1% and still make money.... as the property is in worse areas, more deferred maintenance, and low rents you probably have to purchase at 2% to make anything and sometimes you won't even then. 

He also recently got a raise at work and is making a lot more.

In the most recent past, the Reg A+ REITs from Fundrise and RealtyMogul have had yields in the higher single digits, while according to Investopedia, ETF REITs have had yields in the lower single digits.

I recently learned that portfolio lenders are able to do 30 year loans on a duplex with an owner occupant with a 5% down payment. 

This may vary by lender but I looked st this for my recent one and it was 1 point for .125 percent but down and 3 points for .75 percent but down.

Hello BP,We recently acquired a condo in  Falls Church,VA area through court house for flipping.The owner/occupant was a old lady did not move out after we purchase the unit.While we are in legal process to get possession, i received a call from the HOA today that the neighbors of this unit observed a foul smell and called the police to see what is going on.we are breaking the lock as soon police arrive and get into the property.The smell could be from the leftover food or could be anything.To prepare for a worst case, i am trying to understand how to deal with the situation and get some affordable master cleaner referrals.Thank you,Vinod.
