I am thinking of using blown insulation and doing an R38 depth in Central KY.  

But it just seems like the market is very low on inventory as it is, and the deals are hard enough to come by, so it seems to be a precarious season at the moment for one to get into wholesaling.

We took a good inventory of what was needed and our goal was to make the house, clean, safe, functioning, nice, but not too nice.

Consider how much inventory they have available, typical vacancy rates, rent trends, and what the rental market climate looks like.

Or is it the central feature of the house?

10k is a decent down payment in central MI, I would look for a seller financed deal close to campus where you could rent to fellow students.
