Let's go at it from the other direction.What do you do, how long have you been doing it, and what do you tell the IRS about what you, and how much you tell the IRS you earn doing it? 

If you have the right agent you will never worry about their cut because they will earn their money by marketing the property the right way, if your flip is done the right way.A commission is two parts of course so I don't know what the 3% is.
