Key here though is we are 1.5 years in and likely won't sell til year 3 so it's been a long slow burn of constant learning and rolling sleeves up/getting dirty (like physically really dirty).

@Jeff Rabinowitz wrote a blog post where he describes how he invited the local fire dept to burn his house down for training purposes, and if I remember correctly they also cleared the plot afterwards at their expense.
