Now we're stepping into phase 2 with the property being managed by the team so I cant yet comment on that, just that signing the documents and transitioning from phase 1 to phase 2 was a breeze. 

Keeping your building expenses separate from your personal finances can make it a lot easier. 

Also, they are no longer replying to my emails, and I have to call to remind them to send me documents I had already requested by email.

The next year, we lived in an apartment building with two bedrooms, a tiny kitchen/dining/living room, a community bathroom 100 feet down the hall, and community showers two floors down (no elevator) and at the opposite end of the building.

You will benefit yourself far more in the long run by networking locally and finding a seasoned real estate agent/broker that specializes in working with investors, both building and liquidating portfolios. 

I know this is bogus and I have sufficient documentation to prove so I am not extremely worried about that.
