We've increased rents $350 in 12 months and should increase them $600+ once all units are renovated and brought to market rents.

This has been brought up before if you want to search through previous posts.I believe the consensus was that this is a bad idea unless your car or home insurance policy specifically covers you renting the car.The safest way to do this, I believe, is to rent the car using a third part service like Turo that covers the insurance while you have it rented.

@David Vanlandingham brought up a good point that the seller will need to disclose such info in the contract, but I think that's in residential contracts ( like disclosing HOA fees, etc...., will this apply in a commercial deal?

Not sure if Main Street has been brought up, I'm not familiar with them.

After speaking with them on the phone, they were saying that because the repair included items that needed to be brought up to code, they would only be covering $250, citing the following from my contract:"14.

OWNER agrees to promptly and diligently defend, at OWNER’S sole expense, any claim, legal action or other proceeding brought against AGENT arising from the management of PREMISES for any error of judgment, or for any mistake of fact or law, or for anything which AGENT may do or refrain from doing hereinafter, except in the case of AGENT’S willful misconduct and/or gross negligence.

The other tenant (inherited - outside seattle) had brought in additional occupants and also had too many dogs (but were allowed by prior owner) for the space and is resentful of our efforts to get roommates onto the lease and to get them to control the dogs and not wreck common spaces and to clean up after their pets and so have lashed out in various ways;  one way was refusing to sign renewal,  even though it had no rent increase or significant terms changes.
