Im partial to using a broker for obvious reasons :P

Meaning for every dollar I put in, the bank or broker will put 400 in.

Can anybody recommend me some dependable accountants, mortgage brokers and real estate agents who are investor savvy?

I have brokered a few of these and see what they look like after they are all renters.. yards are junk .. junk cars every were oil patchs park on the lawn.. you get all the same stuff..  

Look up their NMLS or real estate broker license number for a good starting point that'll weed out 90% of the scammers.For NMLS, it's centralized: http://www.nmlsconsumeraccess.org/ Some private/HML type lending, depending on state, will be under the auspices of the state real estate broker licensing entity.

@Nima S. wanted to follow up to see if there are RE agents/brokers with experience in helping out starting RE investors acquire small MF property in Queens- specific in areas of Sunnyside/Woodside/Maspeth/Flushing etc?

Have you actually talked to any local banks or mortgage brokers yet? 

I would simply call around and find a bank/broker that has experience with delayed financing. 

I already have 4 SFH in Cleveland and would like to connect with more RE professionals including RE agents/brokers. 

I'm doing a lease option deal in Mckinney TX and I need a local Mortgage Broker that works with tenant/buyers.
