If you are looking at a free standing property you need to bring in at least $700/mo in rent for it to make sense.

@Matthew Paul brings up some great points; a schedule can very easily fall off track for reasons beyond the contractor's control; however, the lack of communication is unacceptable.

The buyer usually brings in the money as escrow before you close deal with the seller.
