I'm a brand new investor and I purchased my first property about a month ago,which is a suited house, and we are just finishing up the renovations and are in the process of getting it rented out.

I am going to build deals from the ground up, where the competition is vastly lower and returns significantly higher.The pro’s:I am getting a brand new building that I am certain of the construction technique/building codes.Maintenance will be as low as possible, besides in a NNN leased building.Besides the contracting company (whom I am happy to pay for their knowledge) I am getting the building at cost, instead of using a cap rate valuation.

So lightly more out of pocket but we pay off the loan in 15 years.

I am a newbie trying to understand the process of buying real estate and am hoping someone could shed some light on the experience from beginning to end!

The newest property is similar in appearance as the other one I have in the area, except this one is 3 BR, 3 BA, vs 2 BR and 2.5 BA.  

Now I say that lightly as I believe all homes should be called an investment because at least your money is going somewhere.Now - when it comes to downtown, you're going to have to accept that positive cash flow is impossible.

This is my first post, somewhat of an introduction, but mainly asking for a little light to be shined in my direction on what I should do next.
