Anything else is a waste of energy in my opinion. 

This is because they don't offer the immediate equity boost of being able to raise the rents and fix up the property, nor do they allow an owner occupant to move in. 

He has brought me two deals that took effort and energy.

So don't waste all your time, energy, and money on entities, spend it on investing.

Depending on the time, money, and energy spent on this deal it may be worth it to sue for performance.
