It certainly doesn't pass the 1% nor the 50% "tests", so it leaves me not feeling cold about the deal.If you take out 10% management and boost repairs to 5% your monthly profit is $71.32/mo ($855.84/yr) and your C/C return goes to 4.90%.

There are other strategies (cold calling, social media, landing pages, ad retargeting, etc) but most folks utilize those in addition to a solid and persistent direct mail marketing campaign.
