Here's what our rental agreement has to say about repairs:REPAIRS.Tenant agrees to notify Landlord of needed repairs to premises in a timely manner by telephone and/or in writing.Tenant agrees not to repair their dwelling or anything belonging to Landlord without prior written consent of Landlord.Landlord retains the right to determine how and when the repair will be done, in accordance with federal, state, and local law and codes.If the need for repair is not due to damage caused by Tenant and/or their guests, Landlord agrees to pay for the repair.If the need for repair is a result of damage done by Tenant and/or their guests, and not that of ordinary wear and tear, Tenant agrees to pay for the repair.Landlord may decide to remove or replace an item, instead of repair.

Some benefits you can offer the owner are, (1) a no commission sale (save 4-6%), (2) work with their 1031 (meaning close may be longer so they can identify their property to buy), or (3) no need to find a buyer or rehab (meaning can be painless and could sell faster).You would need to find out what they want, and what is important to them to make your total offer appealing.For example, If my tenant gave me an offer 10% off fair market value but would do it without commissions and work around my 1031, I would take it.

Whatever your name is you know it's people like you that a lot of people like me don't get on things like this because you had to put your input where it don't belong you can't just be nice and say one thing that would actually make you know make a person's day a little bit better and it's people like you work Karma follows cuz I'm sure you treat a lot of people like you treated me just now on here I just want to point that out hope that makes you smile right next to who is that your daughter you think you we let people treat your daughter like that?

I currently - -Look for vacant property, talk to neighbors, try to contact the owners-Advertise in the local paper-Post bandit signs -am placing flyers in every local business that will allow me to -belong to the closest REIA -Actively look for wholesalers, landlords, anyone in the business that may be able to help/provide me with leads.
