As other people have said, 250k can get you many options for appreciation in nearby cities and out of state.

One more thing I forgot if you have a 12 month lease like I do I state in the lease that if the bill is exceeded $200 at any given time we will shut off the water.

Have you looked into DSCR Loans - they are the current go-to for STRs and don't require any DTI, and are back pretty consistently at 20% down min.Check out this recently published article on BP on this exact topic, hope it helps!

Accountants are in such demand, that the best are not even accepting clients half the time.The other problem I see often with accountants on here is that they specialize in larger investors, and have really high prices when you as a smaller investor do not need all the bells and whistles.Another thing I see is folks thinking they need to have a tax professional in their state.
