Given that the Omaha market is pretty hot and there aren’t too many multifamilies out there to start with, we’re considering changing our strategy to start out using BRRRR on a single family investment property so we can get started earlier.

They are caught up in the myth and aren't really motivated to sell yet.

If you aren't good at conflict resolution, hiring a property manager may be a good idea if owning rental property is a goal of yours.

The CCROI is great (over 20%), but there will be little appreciation for when If and when I go to sell the property.The general rule of thumb in a super competitive market is that when interest rates are low and there aren't a lot of deals you need to look to secondary and tertiary markets to get great cash flow, or maybe find something you can force appreciation with.

@Jay Hinrichs - 😁 hope all is going well for you.Like you I don't do seconds Mike,,  I know the BK judges have ultimate authority.. but did not realize stripping the seconds was common or very common.. what I see on huds were I am doing new originations of distressed assets is the second taking 2k to 5k when they were owed 50 to 100k.. so I know the loss's are real in seconds ergo not for me..

Also, they are not requiring the loan go in an LLC...I wouldn’t normally do something like this, but with the market as crazy as it is and the area my wife wants to stay in, there aren’t a whole lot of other options as this house is at the higher end of our budget and is priced quite a bit lower than all the other comps...I appreciate you!

A lot of the parts of Atlanta which are projected to grow significantly aren’t necessarily in the best part of town.
