We've read ( LOTS ), listened to countless podcasts and after a year of research and saving we're now in a place where we have the 20% downpayment and can invest in our first rental property.Roofstock really appeals to us as first timers as it seems to remove a lot of the hurdles that typically face out of state investors ( we live in Silicon Valley and cannot afford a California rental property ).

My name is Drew Lied and I recently joined Bigger Pockets.

Maybe that 150k offer was from that person and they couldn't close or they could be lying. 

But I don't have $230,000 lying around anywhere, so I'd need to get a loan.

I would definitely lose that for sure, the curb appeal is great except for that!

If and when that happens, maybe real estate will appeal to him.

My realtor knows, and is on board, with this property needing to be appealing to the rental market and at the right price point for future growth.

It is not that people will lie but sometimes they repeat information without having verified it themselves prior to repeating it.

The biggest question is, can this property bring a sale price of $395k (or at least $390k) with a high confidence level and you will only know that by running the comps, getting professional opinions, and nailing the finishes and curb appeal of your product.
