Jack, I am staying in Indy for the month of August to work on some rehabs and actually am staying in an Air BnB right in the middle of Old Southside.

There seems to be some natural gentrification there due to pressure from Pilsen and some buildings that are still "affordable".

Most pressing job is to either fix a leaking pressure release valve on a gas hot water tank, or the tank may need to be replaced as it is 8 years old. 

I'm prior Air Force and I agree with the above comments that first and foremost you should work on your real estate education and make sure you want to be a landlord.

The easiest floor to repair is a lvp glue down with a pressure sensitive adhesive.

Also there is a heavy concentration of apartment complexes along the Slaughter Ln corridor that have kept heavy pressure on rent increases there.  

63109 is a steady, relatively safe area that's adjacent to some of the hotter growth areas and is finally seeing some positive pressure in catching up appreciation to Tower Grove, Shaw, etc.
