Hello AllHas anyone heard of Maryland strict laws on advertising for Real Estate Investors?

For your information, there are title companies that will do double closings without transactional funding, but they don't openly advertise it, and they shouldn't.

Your seller may not appreciate real quick low ball offers right off the bat, before the property is really advertised, they could think you're trying to pull something if you don't fully explain what you're doing.

I charged a pet fee (not a deposit)to let them have the dog in the house and it wasn't for the purpose of damages, only to allow the dog which the funny part as I advertised "no pets" but they begged and pleaded to allow me to let them bring their dog and I caved in.

I probably wouldn't advertise that you are trying to get someone to "work with you" on making IMPROVEMENTS to the property.

Can anyone reccommend places to advertise other than craigslist, backpage, owner.com, etc..

Let's pretend you go this route -- you advertise your 90K contract for 100K to all of your investors.

How do I advertise it that way?

I also advertise on my own site and collect an "info sheet" from people who are looking for something different.

Was burned earlier this year on a marketing campaign for another project and am timid to spend anything for advertising until I get this deal sold.
