This morning I happened to pick up a folder entitled "Properties of the Waltham Savings Bank" in Waltham, Massachusetts, so I thought I'd post a few pictures for the entertainment of the BP community.

Ever since I saw that there is hardwood underneath, I have been entertaining the notion of refinishing those floors.

Also, every homepath property has a "21 day first look period" where the bank will not entertain offers from investors.

On the other hand, I definitely would not have been open to renting my house out to 3 adults and 2 children in a home that only has 1 tiny bathroom!

And, they don't seem very interested in entertaining offers.  

An unresponsive listing agent falls into 2 categories for me:1) they already have a contract in hand or will have one soon. ( Good agents would always entertain a back up contract or at least keep a line of communication open with potential buyer in case current deal goes sour) 2) they're not organize (I.e they don't have a system in place to take emails/phone calls.

In any event, having that much cash tied up in a property of that age was not something I was excited to entertain.  

BEDS: Having come from a twin, I finally decided to upgrade a bigger bed and sleep like an adult.

I'm entertaining contacting a local CPA with Real Estate investor focus to replace my current CPA.I fear that my current CPA doesn't know all of the tax benefits available to me as a Real estate investor.

It is a woman and her adult daughter (both listed as tenants and contributing income toward rent), plus the woman's minor child as an occupant.
