Ideally this partnership would repeat over and over adding more properties and benefiting both partners.

@Shawn Ackerman okay, so if itll rent for 800 with a traditional in the sandwich lease option with 25% added to it, i would charge the new tenant 1000$?

I am out of state investing so that has added little extra layer of complexity.

I suspect most are not that accurate book keepers and really don't know.. and especially if its out of  state I rarely hear investors adding in the cost of travel to their overhead..
