I am much more interested in long term appreciation than cash flow and I want to make the best decision achieve my goals for 10 years from now rather than the next few years.Thanks again to all of you.

Let them know what you are trying to achieve, and where you stand, honestly.  

So many times I hear people/custodians saying they have to set up a checkbook IRA, when usually it isn't even needed in order to achieve your investing goal.

I think of the 10 roofs, 10 property tax bills, 10 insurance bills, and 10 different commutes to achieve that 10% vacancy, which to me = 10 times the headaches.

First you must answer this question: What are your goals for your first year, first 5, and first 10 years of your investment and to achieve said goals, which strategy can get you there the quickest without undue risks added?

I'm not even sure if NJ recognizes out-of-state SLLC's, but either way, I'd like to hear from attorneys in the Garden State who helped real estate investors achieve the maximum amount of asset protection.
