My mom used to be an residential realtor for awhile before she retired so we've been able to get by with managing our joined residential investment without too much drama.

I would recommend also joining a meet up or investment club but I am not familiar with one in Arbuckle .

Do you have to sort of "join" them before they show you anything?

i think starting your own meetmup is the best way to go because you can also specify who is allowed to join the meet up.If they want to join your meet up they must satisfy this criteriaI.e.  

My next step is to keep reading, listening to podcasts and joining the local real estate association.

As long as you are marketing a contract you have with a seller you will be OK.I'd suggest joining our two largest REIAs - one on each side of the water.
