All that to say, PMLs are usually more concerned with the value of the property and will lend at a lower LTV regardless of ATR (ability to repay) because they know they can take the house for 65 or 70% of the value if you default in a worst case scenario.Hope this helps!

My question is with all of the apps and technology these days, is it worth trying to manage this property on my own?

I have called 20 banks and no one does a 1st lien on investment properties except 1 stated they would if owner occupied.During the research I read a website, which stated that 1st lien HELOCS on non-occupied are illegal and not allowed by Federal Law.Anyone know if this is true?

While buyers and their agents have always had the option to enter into a written agreement, it is now mandated that this happen prior to touring a home.

She hasn't paid yet this month, but we'll see...This FMR change is just another example of how things can change.
