For them the problem isn't borrowing money, it is what to do with their cash.Also, the 3 items you listed are valid reasons for many to keep mortgages.All in all, it has to do with growth, liability, and taxes.

My CPA said to issue my own 1099-MISC for gross rents. 1099-K would report electronic payments made and owner would file that on return ALONG with an expense line item stating the 1099-K was double up income.

Capital items (e.g., roofs, furnaces) have to be depreciated, even if that money is spent after the property is rent ready.I believe rental income is not subject to SET (self employment tax - medicare and social security.)
