Both of these guys are very trust worthy, so I'm not worried about anyone trying to take advantage of anyone, but you never know what can happen, so thats why I'd make sure to have an LLC or something similar created ahead of time.

I get they have to cover their asses in a worst case scenario but it seems to me that loaning 250k on a 4 plex is a much safer bet than loaning me 100k on a single family because no matter what the loan on an SFR, if I lose my job, I can't pay...
