Honestly at this point I think my best bet is finding an owner with no mortgage interested in an installment sale.

I would bet money they will double.  

Both of these guys are very trust worthy, so I'm not worried about anyone trying to take advantage of anyone, but you never know what can happen, so thats why I'd make sure to have an LLC or something similar created ahead of time. 

I'm  just curious about how trustworthy the company is and are they truly a reliable source for funding and is it worth the fee.

I get they have to cover their asses in a worst case scenario but it seems to me that loaning 250k on a 4 plex is a much safer bet than loaning me 100k on a single family because no matter what the loan on an SFR, if I lose my job, I can't pay...

Your best bet is to get a group of investors or private funding.

Your best bet is to purchase the material yourself you can get a great deal on material if you plan on being a house flipper for the long term.

If transportation improvement and go train keep on the radar you can bet it'll be the next Hamilton.

Your best bet is to network with one or two really good probate attorneys who will educate you.
