@Dan Camp most real estate agents will offer this, but wouldn't recommend letting them do the prospect screening due to conflict of interest.Probably better to hire a local PMC to handle this.

I’ve heard lending on HElOCS has tightened up and right now lenders are only giving 80% LTV Mekkel,I will check around as you recommend. 

Last but most importantly, I would love to start building a team and connect with Realtors, Property manages and investors, appreciate recommendations! 

I would strongly recommend getting a second opinion before actually paying any of that tax.

I would certainly recommend reaching out to some good loan officers in your area on how you can refinance currently first.

However, if you're leaning towards owning properties across different states, I'd recommend choosing a state known for being investor-friendly.

I do like to start with open communication but if a tenant does not appear to be interested in coming up with solutions I recommend using an attorney right away.
