I'm no lender but from my experience scaling as an investor, the lower the purchase price/number of units, the more emphasis is put on the income of the borrower.

You can certainly use a VA loan to buy a 2-4 unit property to house hack.

Rent per Unit X Units X occupancy (.95%) = NOI.

The unit is currently a short term rental so it will come fully furnished including sheets and linens.  

@Gordon Sheehan Depending on the size of the town and the building and the zoning regulations and what’s currently going on in my town I’d be interested in it from the standpoint of a conversion to residential units.
