Marvin on the Purchase Contract that i sign with the motivated seller i always use "JORGE AND/OR" whoever my buyer is to add him on there.If that's what youre talking about.And about the contracts that i use are always Purchase Contracts i never used options before but heard there not recommended why i don't know.

Since that time I have been out of it and just recently started applying that" success demands action" philosophy.I made a lot of progress just this week, I sat down and talked to a Notary public and he's not only giving me free legal advice, but he also pointed me in some directions where I have already found 1 motivated seller and I know for a fact there are a lot more..

Darryl, the Donalds are entertaining and insightful however, odds are you will never play in the arenas of which he speaks.You will be best served by reading practical down to earth nuts and bolts methods of doing the street level deals long before you building Luxury highrise buildings across the globe.I like Don but his books really won't help the small investor much, other than motivating you to think very BIG!

If you want pertinent information on SEO, I suggest you hear from @Jerryll NoordenIt is difficult to say what is the BEST way to scale your marketing to find motivated seller leads as each area and each investor is different, but I will say that SEO appears to be one of the most cost effective ways and additionally, it is One of the only ways to get motivated home sellers to contact you rather than the other way around.

An investor makes an offer 20% under asking, all cash, no contingencies, inspectons, or appraisal necessary, closing in 30 days or as soon as title clears.The A offer might or might not actually close, or close with a price reduction for repairs if the seller is willing to negotiate.The B offer will close for the amount contracted within a time-certain period.Of course, it always comes down to seller motivation, but many MANY experienced sellers would take offer B over offer A because there is a price/cost/value in the security of a strong deal.
