If you keep people under 7 days there's a much higher propensity to go out to eat, bring food back with them, etc. 

If it was obvious they were gone (no clothes, no food, just trash left behind),  go ahead with cleaning it up and getting it ready to rent.  

I talked to Lamar.As for the property itself, I'm a big fan of picking up properties with great commercial potential but with current cash-flow to pay for it while I wait for it to realize it's potential.Really what you want on a parcel on a busy street is re-development to highest and best use, fast-food, hotel, strip-mall, etc. 

Example being Spouse 1 is a high earner, Spouse 2 works at a fast food place, and we need that Spouse 2 income to make it work.

Find the people who are doing the jobs you want to do and invite them out for food or drinks.

That's just some food for thought.

I live in NY and I make about $90K with my living expenses to be around $900 without considering food. what do guys think?
