It is advisable to do your due diligence and ask about such things as how long have they been in business, are alternative assets their sole focus, are they BBB accredited and rated, are they a regulated financial institution, have they ever been sanctioned by any regulatory bodies, how many accounts and how much in assets do they administer?

It will always be market dependent as to what any organization can do, it is not something that can be replicated anywhere.I haven't read the entire thread, nor will I, nor have I said it can't be done, in the right market, obviously CA is a unique market, higher prices, higher foreclosures, more inventory, active markets make many things possible that can't be duplicated in other areas, good for you guys, but let's not speak of such business as if the same thing can be accomplished in Little Rock, AR or Boston, MA !

The ability to do a post mortem on each to project will allow you to learn from your mistakes and build an institutional memory of what things actually cost so that estimating will be more accurate going forward and be done more efficiently.

We got ma and pa types to lend us the money for the properties and the rehab at 9% interest, and since we bought right, we could refinance out (at least most of) the loan with a bank once the property had seasoned (a year or two).
