Example: I just went through a potential 4 plex before I had the idea of building, did a walk through of the property, and the floors were sunk in, needed an entire new roof, electricity wiring was way off to where there was only one light in the corner of the room.

If you are W-2 it is much easier, if you are 1099 you need to provide business p&l and projections for future years.I worked in sales with a base plus commission, as long as you are in the industry for 2 years and on a W-2 they should be able to count the whole thing.
