I have over $200k equity in my primary and I will be taking out a HELOC to fund my first deal but looking ahead - I'm not sure how long we're going to hold on to this house so I'd like to focus on building a business line of credit that I can always depend on.

Well then from what I have seen in the past the majority of these investors end up losing their money as they have no idea what the rules are, I can only imagine how they are handling your money - and it appears this entire post is a case study for what I am saying.

i personally use my regular phone but you could use a google voice number or an actual physical work phone with a different line. i'd do google voice so you're not carrying around 2 phones. :)

Thank you,Matt MortgageNewsDaily.com is a very good resource for daily tracking of conventional rates and they also have good content explaining the reasoning behind the moves (MBS, treasuries, etc.)DSCR Loans a little harder as its going to be a range and based more on deal specifics, I'd check youtube, etc - also would generally track the 5-year treasury yield and add about 3% to get a general daily ballpark
