Raj, you seems like another bay area folks that has money and get excited too quick in real estate LOL :-)Please be warn though, anything real estate is like catching software bugs, there're lot of traps and minefield in any investments including ADU.Other than the appraisal issue, be wary on post-ADU tax,etc.
