We tracked our phone calls as part of accountability tracking. 

I just worked with a client on an asset purchase transaction and they had so many layers to their business, including a series LLC, they couldn't keep track of the entities that would actually do the purchase. 

I would ask about any prepayment penalties, terms, funding times, origination fees, and their track record. 

Have seen a few threads regarding everyone's goals for 2023 and with that said how do you actually keep track of your goals? 

My goal is to run it myself for a year, and cash out re-finance after I get a track record.The numbers work ~ 500k sell price, 5 out of 6 rented at 950/m each. 1) it's 6 units x 1bed/1bath - is there a pitfall with 1bed/1bath units?

If I'm able to do some value-adds, great, but mostly I want the cash out.The sale is coming up soon, I don't have the track record or the time to set up financing long-term, so I'm just going all cash.The other problem is I'm a business owner and in 2020 I invested all the profits back into the business.

Once you have done a couple deals and have a proven track record getting PRIVATE MONEY with better terms becomes much easier.   

You will also be notified if they ever cancel their insurance or allow it to lapse, making it easy to track compliance.

They want to see that track record.
