In 2021, we built a home in Lake County, FL for $180K, that same home today costs $250K to build.Why are home prices so high?

I am thinking a rezone to a commercial mixed use.

In your situation, it sounds like the primary focus for you is more a quality of life play (reducing your commute time), and the STR may allow you to break even cash flow wise? 

Surprisingly, it has nothing to do with the roof.

For example incase iIf you identify an asset in the market that already has a realtor representation on both the buyer and seller side, do you reserve the right to proceed with the deal independently, or do you have to bring in your realtor? 

I will be contacting my agent soon, but I wanted to toss this question to the forums to help me cover bases I might not think about.
